What are association dues?

What's included

Usually: 24/7 security, building maintenance, common area cleaning, water for common areas, garbage collection, and amenity upkeep (pool, gym, function rooms).

Special assessments

Sometimes the association will collect special one-time assessments for major repairs (façade repainting, elevator replacement, roof repair). These can be substantial — sometimes ₱50,000–₱200,000.
