If you list a property, you represent that you have the legal right to list it and that all information is accurate. You retain ownership of content you submit, but grant us a worldwide, royalty-free license to display and distribute it on our platform.

You agree not to post:

• Fraudulent, misleading, or duplicate listings
• Properties you do not own or have authorization to list
• Content that violates intellectual property rights
• Discriminatory, offensive, or illegal content

4. Verification and accuracy

We make reasonable efforts to verify listings and agents but cannot guarantee accuracy. Always conduct your own due diligence before signing any contract or making payment.

5. Transactions and payments

We are a platform connecting buyers, renters, sellers, and agents. We are not a party to any transaction. All payments, contracts, and disputes are between the parties involved. Never send money before personally inspecting a property and verifying the title.

6. Prohibited conduct

You agree not to:

• Use automated systems (scrapers, bots) to access the site
• Attempt to gain unauthorized access to our systems
• Interfere with or disrupt the service
• Impersonate another person or agent
• Spam users or send unsolicited commercial messages

7. Intellectual property

All content on this site (excluding user submissions) — including logos, design, code, and text — is owned by Filipino Rentals and protected by Philippine and international copyright laws.

8. Disclaimer of warranties

The service is provided "as is" without warranties of any kind. We do not guarantee uninterrupted access, accuracy of information, or fitness for any particular purpose. Real estate decisions are at your own risk.

9. Limitation of liability

To the maximum extent permitted by law, Filipino Rentals shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the service or any transaction made through it.

10. Termination

We may suspend or terminate your account at any time for violation of these terms. You may also delete your account at any time via your settings.

11. Governing law

These terms are governed by the laws of the Republic of the Philippines. Any disputes shall be resolved in the courts of Metro Manila.

12. Changes to terms

We may update these Terms from time to time. Material changes will be notified via email or a site notice. Continued use after changes means you accept the updated terms.
